Henderson Setterfield is the residential sales, lettings and estate management trading style of Bradstowe Limited and has over 100 years of property experience becoming a well known and well respected company carrying out services within the property industry. As time has evolved, so has Henderson Setterfield.

Henderson Setterfield was created when Cockett Henderson of Broadstairs and KS Lettings of Birchington merged together in 2020 to create a strong, knowledgeable property company in the Thanet area.

Our friendly team of professionals has an abundance of experience within the property industry and delivers a wide range of services that can be tailored to your individual requirements.

Clients can rest easy in the knowledge that our business is regulated under the Royal Institution of Chartered Surveyors Code of Practice (RICS) and, as such, we work to professional business principles and practices.

Payments can be made by debit cards, bank transfer or cheque. Payments for deposits and rent for Assured Shorthold Tenancies can be made using a debit card only.

1RESIDENTIAL ESTATE MANAGEMENT

Residential Estate Management is undertaken by Henderson Setterfield from its office in Birchington.

We have a bespoke Estate Management Software System. This provides for clearer reporting and Service Charge administration and Ground Rent collection. It also allows for more accurate budgeting to be undertaken and greater transparency for the Client.

Joe Pollard is the Head of the Residential Estates Management Department, and he is ably assisted by Karen Mulgrew and Nick Purt, all of whom have responsibilities for individual blocks.

Gemma Shaw ably assists and undertakes the provision of insurance for each of the blocks, including, where appropriate, Directors and Officers Insurance.

2RESIDENTIAL LETTINGS

The Henderson Setterfield Lettings Department is headed up by Rachel Parkin, who is the Office Manager and Head of Lettings. The Department is based in our Broadstairs office.

We have a bespoke Lettings Management Software System. This allows us to maintain the properties, collect rents, pay contractors and account to Landlords in a timely manner. Again, it allows for greater transparency for the Client.

Rachel is ably assisted by Mandy Dockerty, who is the Lettings Administrator, responsible for tenancy agreements and ensuring full compliance with the relevant Legislation with regard to Landlord’s Gas Safety Certificates, EICRs etc.

Michael Vernile is a Lettings Property Manager and is directly responsible for inspections, repairs and undertaking the ingoing and checkout inspections.

Tamara Jackson is our Lettings and Sales Assistant and is responsible for undertaking viewings and dealing with initial enquiries.

3RESIDENTIAL SALES

The Henderson Setterfield Sales Department is based in our Broadstairs office and headed up by Johnnie Pattullo, who is the Sales Manager. He is ably supported by Tamara Jackson.

Johnnie is responsible for undertaking all the marketing appraisals, placing the property on the market, undertaking viewings and negotiating sales through to completion.

4ACCOUNTS DEPARTMENT

Samuel Udeh is our in-house Company Accountant and head of the Accounts Department. Among other duties, he is responsible for ensuring all Client Accounts are properly managed and reconciled on a regular basis to ensure full compliance with the RICS Client Money Handling Procedures.

Tatjana Konce is our dedicated Estates Accounts Administrator, liaising with the Estates Management Team to ensure all Estates income is allocated correctly and all invoices are paid promptly, as well as assisting in the Estate Managers in the implementation of Service Charges and Budgets.

Judy Yuken is our Dedicated Lettings Accounts Administrator, liaising with the Lettings Management Team to ensure all Estates income is allocated correctly and all invoices are paid promptly, as well as preparing Landlords’ statements.

5BRADSTOWE CHARTERED SURVEYORS

Our associated company, Bradstowe Chartered Surveyors, undertakes Survey and Valuation work, as well as Lease Extensions, Party Wall matters and Project Management.

Jeremy Parkin is the owner and Director of Bradstowe Limited, which is the holding company for Henderson Setterfield and Bradstowe Chartered Surveyors. Jeremy qualified as a Chartered Surveyor in 1996.

Jeremy is ably assisted by Zach Tugwell, who has successfully completed his University Degree and is undertaking his Final Assessment in order to fully qualify as a Chartered Surveyor. Zach undertakes Project Management and Party Wall services primarily, as well as Estate Management with regard to roads, street furniture, lighting etc., of private residential estates.

Jeremy and Zach are capably supported by Gail Wetherell, who provides all secretarial and administration services for Bradstowe Chartered Surveyors. Gail has extensive experience and is very able to ascertain client requirements and provide appropriate fee quotes. The direct contact number is 01843 603325.
